Typical Steps in Real Estate Transactions


  1. You or your estate agent forwards the property's Purchase and Sale Agreement to our office. 
  2. Should you require a mortgage, kindly instruct your lender to communicate their guidelines directly to us. 
  3. Once we receive the mortgage details or the Purchase and Sale Agreement, our team will contact you to begin the initial information collection phase. 
  4. We aim to complete the signing of closing documents with our clients a minimum of 1 week prior to the settlement date. While we are open to both in-person and virtual meetings, we recommend face-to-face interactions to streamline the documentation process, although arrangements for virtual meetings can be made if necessary. 
  5. As part of the preparation, clients are generally expected to secure home insurance for the new property or for the mortgage.


Transparent Pricing Structure


Our legal fees consist of the following:


  • For sales, purchases, or refinances at $1,500.00.
  • Mortgage preparation, starting at $500.00 per mortgage.


Other costs client should expect are:


  1. Title insurance
  2. Search fees
  3. Registration fees
  4. HST


Our experience is that these fees total approximately $2,500.00 to $3,500.00 per transaction.
